Monthly apartment rent in Kigali.

Quick answer: One rental-data site tracked 250 Kigali listings between August and October 2026. The typical asking rent was about $728 a month, and half of the listings sat between $544 and $1,500. Furnished listings asked a little more than unfurnished ones, about $747 versus $669 for comparable bedroom counts. A flexible furnished stay of one to a few months, with internet, utilities and cleaning included, usually costs more than a 12-month lease. Your real number depends on the area, the building and what's included. That last factor is the one most people forget to check.

I've lived in Rwanda for many years and have worked in short-term rentals for over a decade. The questions people send us about monthly stays in Kigali are almost always the same: How much should I budget? Which area? What's included? What should I check before I pay? This guide answers them, using published figures where they exist and plain advice where they don't.

What the published numbers say

Kigali has no official rent index, so treat every figure below as a guide rather than a quote. These are the most useful recent sources:

Two cautions apply. First, these are asking rents from listings. They aren't signed contracts, and they mostly describe conventional leases. Second, they're averages across very different properties. A furnished one-bedroom in Kimihurura was advertised in 2026 at RWF 500,000 a month with bills included. Premium serviced units in the same part of town cost several times that. Both are "a one-bedroom in Kigali".

Monthly stay vs long-term lease: why prices differ

People often compare a furnished monthly stay with a long-lease price they found online, and then think they're being overcharged. Usually the two products are simply different.

A conventional lease in Kigali is often unfurnished or partly furnished and runs for a year or more. The tenant usually pays utilities separately. Expat.com's Kigali guide notes that utilities are often not included and can add roughly RWF 50,000–150,000 a month for electricity, water and internet. It also notes that landlords commonly ask for a deposit of one to three months' rent plus advance payment.

A furnished monthly stay is ready to live in from day one: beds, kitchen equipment, linen, a working internet connection and, often, cleaning. You can usually commit for one month and extend, and you don't have to set up utility accounts yourself. You pay for that flexibility, and in exchange you avoid furnishing costs, utility deposits and a year-long commitment.

As a rough rule, the shorter and more flexible the stay, and the more that's included, the higher the monthly rate. Compare total monthly cost with total monthly cost, not headline rent with headline rent.

What's usually included (and what to confirm)

Inclusions vary from property to property, so get the list in writing. In a furnished monthly apartment, ask about each of these:

  • Electricity. Many Kigali homes use prepaid electricity. Ask whether power is included, capped or topped up by you, and whether there's backup for outages.
  • Water, and whether there's a storage tank.
  • Internet. Ask about the type of connection and whether you can get a recent speed test. If you work remotely, this matters more than the sofa.
  • Cleaning and laundry: how often, and whether linen changes are included.
  • Security and parking: guard or gated compound, and whether parking is covered.
  • Service charges or estate fees in apartment buildings.
  • Deposit and payment. How much, when it's refunded, which currency, and whether you can pay by bank transfer, card or Mobile Money.
  • Extensions and notice. Can you extend at the same rate, and how much notice do you need to give?

If a price looks low, it's usually because one or more of these is excluded. If it looks high, check whether everything is included. Sometimes it is.

Which area fits a monthly stay?

The area matters more than the apartment, because in a hilly city your daily journey decides how your month feels. Our where to stay in Kigali guide compares six neighbourhoods in detail. In short, for monthly stays:

  • Nyarutarama: quiet, affluent and residential, with Kigali's only golf course. It's a common first choice for families and long stays, and in the Kigali Rent data it's also the most expensive neighbourhood by typical asking rent.
  • Kacyiru: Kigali's government and embassy district. It suits NGO staff, consultants and anyone with regular meetings at ministries.
  • Kimihurura: home to the Kigali Convention Centre and a busy café and restaurant scene. A good fit if you want to walk to dinner.
  • Kiyovu: leafy and next to the city centre, practical if your work is downtown.
  • Remera: busy and practical, close to the airport, Amahoro Stadium and BK Arena.
  • Nyamirambo: lively and multicultural, for people who want street life over a quiet compound.

Write down where you'll go most days: office, school, coworking space or gym. Then ask each property for its exact map pin and check the route at the times you'll travel.

Budgeting beyond rent

Rent is the biggest line in a monthly budget, but it's not the only one. Plan for:

  • Getting around. Uber doesn't operate in Rwanda. The established apps are Move and YEGO, and licensed moto-taxis handle most short trips. A place close to your daily destinations saves time and money.
  • Phone and data. A local SIM is useful both for ride apps and as backup internet.
  • Food. Local markets and cooking at home cost very differently from eating out every night. A proper kitchen makes a real difference over a month.
  • Umuganda. On the last Saturday of each month, community work runs from 8 to 11am. Most services close and transport is limited, so don't plan a move-in for that morning.

Visas for stays of a month or more

According to Rwanda's Directorate General of Immigration and Emigration, citizens of all countries can get a visa on arrival. Citizens of African Union, Commonwealth and La Francophonie member states get a 30-day visit with the visa fee waived, and East African Community citizens can stay up to six months. Some visa types can be renewed through the government's Irembo portal. Rules change and depend on your passport, so check migration.gov.rw before you commit to a stay longer than your visa allows. We can't advise on immigration.

Questions to ask before you pay a deposit

  1. Is this exact apartment in the photos? Ask for current photos or a video call walkthrough.
  2. What is the total monthly cost for my dates, including every fee?
  3. What's included, and what are the limits? Electricity, water, internet, cleaning and parking.
  4. How fast is the internet? Ask for a recent speed test if you work online.
  5. How much is the deposit, when is it returned, and on what conditions?
  6. What are the payment, cancellation and extension terms? Get them in writing.
  7. Who do I call if something breaks, and how quickly will they respond?
  8. Where exactly is it? Get the map pin, then check the route to your work.

Never send money for a property you haven't confirmed exists and is available. Ask for a written confirmation that names the property, the dates and the total price.

Frequently asked questions

How much is monthly rent for a furnished apartment in Kigali?

In listings tracked between August and October 2026, furnished apartments had a typical asking rent of about $747 a month, against $669 for comparable unfurnished ones. Newer, serviced or premium furnished apartments are often RWF 1,000,000–2,000,000 or more per month. The final price depends on area, size and what's included.

What is the average rent in Kigali?

Kigali Rent's October 2026 market data puts the typical asking rent across 250 listings at about $728 a month, with the middle half between $544 and $1,500. These are asking prices from listings, not signed leases.

Which area of Kigali is most expensive to rent?

In the same data set, Nyarutarama had the highest typical asking rent of the neighbourhoods with enough listings, at about $2,293 a month. Kanombe, near the airport, was lowest at about $530.

Are utilities included in monthly rent in Kigali?

It depends on the property. Conventional leases often exclude utilities, while furnished monthly stays more often include internet, water and some or all electricity. Always ask for the inclusions in writing.

Can I rent an apartment in Kigali for just one month?

Yes. Furnished apartments and serviced apartments commonly accept stays from one month, often with the option to extend. Conventional unfurnished leases are usually longer.

How much deposit do landlords ask for in Kigali?

For conventional leases, a deposit of one to three months' rent plus advance payment is common, according to Expat.com's Kigali guide. Furnished monthly stays vary, so confirm the amount and the refund conditions before paying.

Is it better to book a monthly stay or a hotel in Kigali?

For a few nights, a hotel can be simpler. For several weeks or more, a furnished apartment usually gives you more space and a kitchen for a lower monthly cost. It also makes it easier to settle into a routine.
